[StructuralEngineer.ie](https://structuralengineer.ie/) is a Chartered structural engineering practice covering Bray and north Wicklow. If you need a structural engineer in Bray to open up a Victorian terrace, extend a post-war semi, assess cracking or check a house after flooding, Joachim Louw (CEng MIEI) visits, designs the structure and signs it off. Fees are fixed in writing before the visit.

Bray situations

## Structural problems we see in Bray homes

### Opening up a Victorian terrace

Solid brick walls, timber floors built into the masonry and chimney breasts on the party wall: period houses need a different approach to steel and openings.

### After a flood or a long leak

Little Bray has a flood history on the Dargle. Water damage to floors, joist ends and foundations needs checking before it's covered over.

### Extending a post-war semi

Rear extensions up to 45 m² are now exempt from planning, but foundations and the opening into the house still need design.

### Cracks near the coast

Salt-laden wind, render failure and corroding wall ties produce cracking that looks structural. Some of it is, and an inspection sorts out which.

Local knowledge

## Ground, housing and council rules in Bray

Bray grew as a Victorian seaside resort after the railway arrived, and the streets near the seafront and the Quinsboro Road still show it: two- and three-storey brick and rendered terraces with solid walls, timber floors built into the masonry and chimney breasts back-to-back on the party walls. Alterations in those houses, such as removing a spine wall, a chimney breast or a rear return, need steel and bearings designed to suit lime-mortared masonry, not a standard detail from a cavity-block house.

Further from the sea, estates in Ballywaltrim, Boghall, Old Connaught and Oldcourt are mostly 20th-century cavity-block semis and terraces, where the work is rear extensions, knock-throughs and attic conversions. Little Bray, along the River Dargle, flooded badly during Hurricane Charley in 1986, and the River Dargle flood defence scheme was built in response. Houses that have flooded, or have had long-running leaks, are worth checking for decay in joist ends and timber floors before refurbishment covers them.

The coast is the other factor. Exposure to salt-laden wind degrades render, brick and steel wall ties, and the cliffs between Bray Head and Greystones have been eroding by up to half a metre a year. Wicklow County Council is the planning and building control authority for Bray, and protected structures along the seafront need permission for works that would be exempt elsewhere.

Bray questions

## Structural engineer in Bray: questions

**How much does a structural engineer cost in Bray?**

Bray fees follow the wider Dublin-area market. Published 2026 Irish cost guides put a single wall removal at €400–€900 for the engineer, extension structural design at €1,200–€3,500, and a pre-purchase structural survey at €400–€800. Period houses can cost more because they take longer to assess. StructuralEngineer.ie confirms a fixed fee in writing first.

**Can I remove walls in a Victorian house in Bray?**

Often yes, with a steel beam designed for the floors above and bearings that suit solid lime-mortared brick. Spine walls in period terraces usually carry the floors, and chimney breasts often sit on the party wall. If the house is a protected structure, many internal works need planning permission.

**My house in Little Bray flooded. Should an engineer check it?**

If water stood in the house or under suspended timber floors, yes. The risks are decay in joist ends and wall plates, softened ground under foundations, and damaged services. A structural check before repairs are covered over is far cheaper than finding decay later.

**Is coastal erosion a risk for houses in Bray?**

For most of Bray, no. The documented erosion is on the cliffs between Bray Head and Greystones, at up to half a metre a year. Near the seafront the more common issue is exposure: salt-laden wind degrading render, brick and wall ties, which produces cracking that needs diagnosing.

**How quickly can an engineer get to Bray?**

Site visit usually within 5 working days. Bray is a short drive down the N11 from the Blackrock office. Call 01 270 9764 for a fixed fee before the visit is booked.
